  • We offer some of the better LTV, fee and rate terms available for hard money loans and we can pre-approve and close deals quickly, so you can get your deals done. Fees and Points will vary slightly depending upon LTV’s and other factors.
  • We work hard to provide the best service and support to our co-brokers. We recognize that you are an essential part of our business, and we value your decision to work with us. If your loan does not fit into our investors’ criteria, we will do everything we can to find another lender to consider it. If we cannot place the loan, we will respond quickly, so that you can maintain your client relationship. We understand that your reputation is critical to your future successes!

Geographic Area: California and major metropolitan cities west of the Rockies.
Property Type: Residential, Commercial, Industrial, Land
Loan Size:

$50,000 - $5,000,000 - Residential
$100,000 - $5,000,000 - Commercial

Loan Term: 12 months – 36 months typically
5 Yrs, 25 years certain scenarios
Interest Rate: Interest only or Amortized rates will depend upon LTV, Credit, Term, Documentation, etc.
Loan Origination Fee: 2-6 Points
Loan to Value: Up to 55% Commercial &
60% Residential 1st
Up to 70% Residential 2nd’s
Pre-Payment Penalties: Vary
Lien Position: Firsts & Seconds - for Residential and Commercial
Credit Rating: All credit ratings are considered for Hard Money
Cross-Collateralization: Your clients may use their existing investment and commercial properties to secure higher LTV or cash out at closing.
